The Complete Gate Opener Troubleshooting Guide

Use this guide to isolate the cause of a misbehaving gate opener before you spend a service call. Works for LiftMaster, FAAC, Viking, and DKS.

First Pass: Look and Listen

Before you open the operator, do a 60-second walk-around. Is there a status light on the board? Does the operator make any sound when you press the remote — a click, a hum, a relay snap? Are the photo eye LEDs solid or blinking? These three observations narrow the problem by 70%.

No sound at all + no status light = power. A click but no movement = capacitor or stuck mechanism. Hum but no movement = capacitor or motor. Movement but it stops short = limit switch or obstruction.

Symptom: Gate Opens Halfway and Stops

Three common causes. (1) The gate is hitting a physical obstruction — a tree limb, a worn roller binding on the track, a dragging hinge. (2) The amp draw limit (overcurrent protection) is set too low and trips before the gate completes its cycle. (3) An intermediate limit switch is misadjusted.

Manually move the gate through its full range with the disconnect engaged. If you feel binding, fix that first. If the gate moves freely by hand but the operator stalls, it's electrical: capacitor, board adjustment, or motor.

Symptom: Gate Reverses Right Before It Closes

This is the classic photo eye / safety edge issue. The gate gets close to the latch post and the beam is broken — sometimes by the gate itself if the photo eyes are mounted too close to the path of travel. Sometimes by a buildup on the lens.

Wipe the lenses. Look at the alignment. If one eye is angled even a few degrees off, the beam misses and the board reads it as obstructed. Adjust until both LEDs are solid.

Symptom: Remote Works Sometimes, Not Others

Intermittent remote behavior is almost always either a weak battery or RF interference. Replace the battery first. If the issue persists, check whether a new neighbor installed a WiFi router or LED security light nearby — both can drown out the 315 MHz or 390 MHz frequencies most openers use.

Long-term fix: upgrade to a rolling-code remote and receiver. They're more interference-resistant and more secure.

Symptom: Keypad Doesn't Respond

Check the keypad battery first (wireless keypads). If it's wired, check the low-voltage line from the keypad back to the operator — it's frequently damaged by lawn equipment or rodents. If the keypad lights up but the code doesn't work, the code may have been wiped from the receiver after a power surge and needs reprogramming.

Symptom: Loud Grinding from the Operator

On sliding gates, grinding usually means a chain that's lost tension or a worn drive sprocket. On swing operators, it's a worn gearbox — the internal gears strip and the motor spins without delivering torque. Either way, keep using the gate and you'll burn the motor too.

Stop using it and call a tech. A chain re-tension is a $185 visit. A burned motor on top of a stripped gearbox is $700+.

Symptom: Gate Cycles On Its Own

A gate that opens and closes without anyone triggering it is almost always a loop detector issue — the buried wire under the driveway has shorted or the detector has failed. Unplug the loop leads from the detector as a test. If the cycling stops, you've confirmed it.

Less common: a stuck wall button, a stuck remote in someone's pocket, or a failing receiver. Easy to test by powering down each input one at a time.

Symptom: After a Storm, Nothing Works

Florida storms put surges through gates constantly. Symptoms include: all inputs dead, board has no lights, board has lights but won't accept commands, intermittent behavior that wasn't there before.

Power-cycle the operator first. If that doesn't restore it, the board itself took the hit. We carry replacement boards for LiftMaster, FAAC, Viking, and DKS on the truck.
